FirstService Residential is a full service company managing residential, retail, office and industrial properties. We provide complete services designed for absentee owners or can design a customized management plan to meet your needs.
 
PROPERTY INSPECTIONS: We believe that we should visit your property regularly, at least monthly, and, in some cases more often. Our regular visits are exterior inspections. However, interior inspections are made annually, and, if necessary, more often. These regular visits allow us to ascertain that the property is being maintained in accordance with the lease.
 
MAINTENANCE: FirstService Residential maintains a list of approved vendors who we use for maintenance. Being approved means that the vendor is licensed (if necessary), insured and has a history of satisfactory performance maintaining properties which we managed.
 
TENANT SERVICES: All calls to FirstService Residential by our tenants are answered immediately. We use automated answering to direct the call to the correct department; however, we have a staff of ten customer service personnel who answer the calls. In the Income Property management area, we have a property manger available at all times. There is also a property manager on call on weekends.
 
RENT COLLECTIONS: We collect rents from tenants aggressively. We believe that since we provide a well maintained property the tenant, in turn, has to pay rent on a timely basis. Delinquent tenants are pursued as quickly as is legally possible. If an eviction is necessary, we will represent the Owner in court. If a collection plan is appropriate, we will monitor the program. Tenants are sent monthly rent statements.
 
TENANT SCREENING AND SELECTION: Along with the Owner, we set standards for acceptability of tenants. All potential tenants are thoroughly screened. We review credit reports, verify income and consult references. We will provide this screening whether we find the tenant or they are secured by someone else.
 
ONSITE PERSONNEL:  We maintain a pool of individuals who work on our properties on a full time or part time basis. These individuals can be hired as employees of FirstService Residential and all appropriate payroll taxes will be deducted and paid and the appropriate insurances will be provided. We also employ individuals who work as independent contractors, as the situation dictates.
 
OWNER COMMUNICATIONS: Each property is assigned a property manger who is the first line of communications with owners. This property manager is supported by a property management assistant and by their supervisor. The property manager will visit the properties and take calls from the tenants.
 
OWNER FINANCIAL INFORMATION:  Owners will receive a financial statement for each property on a monthly/quarterly basis. This statement also provides all information necessary for the tax return preparer. Owners will also receive any accounting information they request such as copies of invoices, delinquency information, etc. All government required information, such as 1099s, will be prepared by FirstService Residential. Triple net summaries, if applicable, will be sent to tenants.
 
LEGAL REQUIREMENTS: Owners can be comfortable that FirstService Residential will comply with all local, state and federal requirements.
 
LEASING: In addition to securing residential tenants, FirstService Residential will also provide leasing services for retail, office and industrial properties.
